The best time to offer a way out

A lis pendens is recorded when a foreclosure suit is filed. From there the case moves to a judgment and then a sale date, usually over months.

We follow each step from the court, show who is foreclosing, a bank or an association, and estimate the equity left after the judgment.

How to work them

  1. 1

    Find them

Filter Foreclosures, Filed or Judgment, and sort by best deals: equity and pressure first.

  2. 2

    Reach the right person

Trace the owner; an absentee owner is often the easiest to reach.

  3. 3

    Follow up

Put the deal in your pipeline: a judgment or a sale date shows on its timeline as the court moves.

Questions

Bank or HOA, does it matter?

Yes. An association’s suit says nothing about the mortgage, so the score treats equity as unknown; a bank’s judgment lets us estimate it.

What happens if the case is dismissed?

It drops out of the feed’s active stages; the deal’s timeline keeps the history.

Your next deal is already on record.
