Lead score

A score that puts a wholesaler’s best deals first

Every lead gets a score from 0 to 100 from six things a wholesaler cares about. Sort by it and call the top of the list.

What makes a deal here

The score weighs how much equity the owner has left, how much pressure they are under and how soon, how early you are, and whether they can be reached.

It updates as the case moves: a judgment raises the pressure, the head start fades over 30 days, a cancelled sale lowers it.

Questions

Why is a lead warm and not hot?

Open the lead: its score is broken down factor by factor, so you can see what it is missing, often equity or time.

Does every lead type get a score?

Yes. Probate, liens and tax deeds get the same six factors, with the parts that don’t apply scored as unknown.
